The Italy you always imagined

Village life,
lived fully

"This is not a villa on the edge of town. This is village life, from the inside."

Casa Monte is a rare find. A beautifully restored private home set inside the historic centre of Panicale, one of Umbria's most enchanting hilltop villages, perfectly placed between Tuscany and Umbria.

Life here follows the rhythm of morning espresso, quiet conversations in the piazza, and the scent of something simmering just down the lane. This is the real Italy that most travellers only dream of. Not isolated in the countryside, not swamped by tourists, but woven into the authentic fabric of a living, breathing medieval village.

Centuries-old stonework meets modern comfort

The Space

Set across three levels, the house blends centuries-old stonework with thoughtful, modern design. The open-plan kitchen and living space is made for food lovers. Cook with fresh local produce, pour a glass of wine, and gather around the table for a long, laughter-filled meal.

Afterwards, curl up on leather sofas with a book, a film, or simply the stillness of an Umbrian evening. The main bathroom features a deep soaking tub and peaceful views across Panicale's rooftops.

You will find fast Wi-Fi, a Bosch washer and dryer, and all the little comforts that make travel easy. But the real luxury is the village itself. The butcher remembers your name. The grocer tells you what's fresh. You might stumble into a music night or join a procession without ever planning to.

It's just a minute's walk to acclaimed restaurants Lillo Tatini and Ristorante Masolino, two minutes to the beloved Rastrello Cucina e Giardino. The piazza bars are even closer. Everything you need, just a few steps away.

A house with a history

A love letter
to a village

Steve and Julianne first came to Panicale in the 1990s. They came back the following year. And the year after that. The little children they used to watch chasing each other around the piazza now have children of their own.

That is what Panicale does to people.

It is not simply that the village is beautiful, though it is. It is the people. The barista who has your order ready before you reach the counter. The neighbours who stop to talk. The rhythms of daily life that have changed little in centuries and feel, somehow, like exactly what was missing.

Casa Monte was designed for people who understand this kind of place. For those who want to shop at the weekly market, fill the kitchen with what is in season, and cook something unhurried for the people they came with. For those who open a good bottle in the afternoon and feel no need to justify it.

It is also a house built for exploring. Umbria and Tuscany unfold in every direction. Orvieto, Assisi, Cortona, Siena, the shimmering shores of Lake Trasimeno are all within easy reach for a day's adventure. The house is easy to leave in the morning and deeply comfortable to return to in the evening.

However you choose to use it, as a kitchen and a table, a launchpad for adventure, or simply a place to finally slow down, Casa Monte is a home that has been loved for a long time. That, more than anything, is what you will feel when you arrive.
